What is the best way to approach people in foreclosure?

What is the best way to approach people in foreclosure?  I'm interested in buying foreclosure properties and help the few that can get back on the right track without going through foreclosure. 

Are there any scripts that people know of or have used?

approach with caution and treat them with respect and dignity people do not want to be reminded that they are about to lose their home or that their credit is bad

its great that you really want to help these people, just be careful not to offend or upset them. you can prepare your own script and practise it on friends and family to get their feedback, tweek it until all agree that they would not be upset with that approach

There are so many to choose from. Especially in Florida. Depending on where you are located your county probably has official records online. In Sarasota, Florida we look for a 'lis pendens' filed by the lender. If you are trying to find a good deal on a home search for foreclosures or bank owned properties. Fannie Mae and Freddie Mac are good about pricing their properties to sell.

So you are looking to buy someone's home before the foreclosure process is completed. You could always advertise that you are looking to do that and spend X amount to help someone stop the process. Here in Las Vegas there are hundreds of homes going into foreclosure every month. Riddler has the right idea about how to approach the homeowner. Losing your home is a traumatic experience, you'll need to handle the process with kid gloves.
