Using self-directed 401 (K) IRA funds to buy real estate.

 

Can anyone advise where I find this option in the IRS tax code?  Using Self directed funds form you IRA/401K to buy a franchise or real estate property and avoid the taxes associated with the "withdrawal" aspect.  (Apparently the IRS allows for such a "transfer" of the 401K into a C-corp status.  I cannot find in the tax code allowance for this movement.)

Please advise.  Thank you.  D.
