Bill, the potential for finding great deals on distressed properties has probably never been better.   You may be able to do some slightly more creative deals than in the past because sellers and banks are more willing to be creative rather than carry a high inventory of non-revenue generating properties.  If you have never invested in real estate before, I encourage you to work with a local realtor who can help you.  Also, find a good lawyer to represent you when you get to closing the deal.  The few hundred dollars you spend on a real estate attorney can save you a ton of aggravation and potential expense later.  I hope this helps!

Bill, I agree with DeKarla for the most part, but would add a couple of thoughts:

  • Interest rates right now are really good, and you can get a 30 year fixed rate rehab loan for a lower rate than a standard 30 year fixed rate loan.  This is an ideal situation for many distressed property purchases, since they aren't always in great shape. 
  • In our area, we seldom use an attorney to close, although if you have a good agent, they will help you identify a time when you might need legal advice during the process.

You definitely want a savvy agent to help you through the process.
