How much is reasonable to pay an architect for 2100 square foot plans (residential plans- include floor plans, elevations, specifications. etc..)

Fee structure depends on the type of architectural service and locale:

Some Architects provide "Permit Drawings" typically a flat fee. Anywhere from $4-8,000 for a home of this scale. No design work. Smply preparation of plans and limited specifications to meet local codes. Their service does not include excessive meetings with the client nor construction phase services for evaluating quality of constuction installations, adherence to the plans, conformance to local code requirements.

Other Architects,especially design Architects charge a percentage of esimated construction costs: anywhere from 6% to 12% of that construction cost estimate Other published or well recognized architects may charge as high as 25% of construction costs. Their services are intensive and complete from numerous meetings with the client to ascetain your requirements, providing alternative design solutions for selection with modifications, permit drawings, detailed construction documents (Blueprints) and construction phase services completly to project close out and client move-in.
