Grantee is a term usually specific to real estate transactions.  It means the party to whom the title or ownership of property is conveyed.  The party who is turning over the ownership is the Grantor.  The act of the transfer is called the Grant.  These terms can be used relevant to transactions with or without consideration ($ changing hands).

Note, this term also may be used in general transactions, meaning the one who is on the receiving side.
