My credit union that carries my 2nd asked if they could get an updated appraisal. I said yes, and the appraiser came and did her thing. Pictures, etc, I asked if i could get a copy of the appraisal and was told that by law the credit union or bank must give me a copy. when I asked for a copy, they said that I would have to buy my own. I was told, by law, they have to give me a copy. Is that true? paulforester@comcast.net

These crooks are exposing themselves every day. Remember when you bought the property and you were charged for the appraisal but if you asked the appraiser what they thought about the value, you were probably told "we work for the bank and can't talk to you.."   If you are paying for the appraisal (writing the check) where do they get off telling you that ?  Because they are crooked and they get away with it every day.

You are almost definitely paying for this appraisal too, but under the guise of the credit union ordering it. They will just add it to the junk fees on your loan.

Invoke RESPA and send a QWR (qualified written request) and demand under federal law a full accounting of your "loan" including all appraisals to make sure they didn't unduly influence the appraiser to get a certain value to benefit the lender.

Think this doesn't happen ? Happens every day. I"m knee deep in the middle of this mortgage mess, rescinding 5 mortgages personally for lendre fraud and if you like I can send a very eye opening doc that reveals banks don't "lend" money like you and I think

It's one big swindle that's been going on for hundreds of years. A guy named Walker Todd (former counsel to the Federal Reserve for 20yrs) and now expert witness for defendants in foreclosure cases explains brilliantly from an insider's perspective that banks, credit unions, etc do not put any "money" at risk and it's all a big swindle to keep us in financial slavery.

Blasphemous ? Not really if you understand what is happening. People are finally wise to the con.  Google "Walker Todd affidavit" and see what you get. That's a good start.

You see, the crookedness goes way beyond just withholding your appraisal that they will charge you for, but without telling you.

I have been an appraiser and you pay for the appraisal in your closing costs. If the loan went through and you paid for the appraisal you ARE LEGALLY required to get a copy of the Appraisal!!!!!  Appraisers are not ALLOWED to give copies to the home owners unless the appraisal is ordered directly from them. When ordered diredtly from owners banks dont accept them. The banks and lenders always have ways of getting you... YOU ARE LEGALLY REQUIRED TO RECEIVE A COPY IF IT WAS PART OF YOU PAID CLOSING COSTS WITHIN 60 DAYS OF CLOSING!!!  So Get Your Copy!!! Tell Them and find a copy of this law and send it to them. They are lazy and dont like to send them because they are afraid you will use it with another bank...  Besided the lazy thing...  Appraisers are hired by the bank and are not allowed to discuss value not with the lender or the owner!! That is true. Appraisers are watched with a microscope now and only the good ones are going to survive..   I own Greater Boston Appraisal Group and I am slow because I do thing BY THE LAWS!!   LS

You are being lied to. Check with your state's Departmentof Banking and Finance. If necessary, take them to small claims court for recovery. RESPA is usually a worthless wate of time, but inform them anyway. Send a Formal Letter of Written Request through Dept. of Banking & Finance simply explaining the situation and request a response. The lender must reply or face losing their liscence to conduct business in your state. You ase not required to provide a second appraisal to the same lender if first one was approved.
