As a seller, you should consider all offers; you should carefully study them and make sure you don’t turn anything down without first giving it good consideration. Even though the real estate market currently favors buyers and although this doesn’t mean you have to give your property away, it does mean you have to be open to different scenarios that will ultimately get your property sold.  Today’s real estate buyers are being creative when presenting offers and being open to different options could be the key to selling your property. Here's one such tool which will help you to determine what a property is really worth. t's a tool which calculates best price for rapid sale, markets properties to a national buyer pool, differentiates the value of properties & instills confidence in the value of a transaction. You can put an ad in both online and offline classified in the real estate section. You can also search the real estate section of online classifieds for buyers - for example you can search the real state section of Craigslist.com in the real state section by searching for buyers in your city.

In my opinion, it will be wiser to find a realtor first. If you will be able to find the right realtor assistance, he/she will make your venture much easier. But you need to do a little research for inside knowledge, in this highly competitive market for choosing the right person to help you.
1.         Look around your neighborhood to see which realtors are already dealing with local properties. This will let you know who is familiar with your area and who might be able to help you too.
2.         Looking online seems to be the answer to everything these days. Finding real estate agents online is a breeze because realtors who are savvy have a web site that is helpful and that is easy to find. You can use any search engine.
3.         Look for a highly trained realtor because they should be able to simply demonstrate to you how their training has enabled them to handle your real estate needs. Source: http://www.sell-my-house-advisor.com/findingarealtor.html

Marin County IS a hat for every different head!

The pricing, physical presentation(staging),photo essay, the description of your property and the posting(syndication) of that listing on the internet are the keys to successful marketing. If you can do that yourself and handle contracts, negotiation, disclosure, etc... cool.

If you use a professional take the time to interview a bunch of agents. The more you talk the more you learn about what to be concerned about and what to look for among the agents you talk with. Don't rush - talk.  Keep your ears open. Take notes.

Try posting on e-bay or craigslist. I know people who sold their properties this way.

Good luck! We all need it now!
