My friend who is in foreclosure is now looking to sell her home to an investor. I have a little bit of money and may be interested in buying it from her. How can I go about being a real estate investor of foreclosed homes?

There are many programs out there that can help you invest in foreclosed homes. While you could go with an REO company or investigate foreclosure sales in your area, you could also invest with a company such as American Homeowner Preservation. The company matches homeowners a risk of foreclosure with investors looking for high returns.

American Homeowner Preservation negotiates a short sale on a home prior to foreclosure. Once this is done, the short sale is offered to investors. The investor purchases the house (with a clean title), then offers to home for lease to the original homeowner. The homeowner will also have the option to repurchase at a discounted rate. The investor earns returns in excess of 18% and does a good deed for a family in need. You don’t need to be a pro to know that AHP gets the best deals for its investors.
