why didn't you go thru his Realtor to make your offer?  the seller has every right to acept or reject any offer as he sees fit.  If the property is listed with a Realtor, you should be talking to the Realtor, not the seller.  You have nothing to gain by trying to bypass the real estate agent and everything to gain.
