Hi Mikedob:

When one purchases property a process is done to help assure the information across the board is accurately listed before a closing can occur and, so when the review process is done, a title and deed can subsequently be registered.  

In a bankruptcy filing the lien research is a report that provides detailed information regarding any liens that may be held against the property, both outstanding or cleared.

The ownership report is to ensure your ownership information is accurate.  Rarely something pops up from the past, recorded on the title or not recorded, that can cause problems, not allowing a clear title and deed to be generated.
