it depends on your prospective, if you're looking for a cheaper prize, Real estate has more cheaper prizes than in a brand new houses...

Previously owned is almost always cheaper.  Older homes often are constructed of better materials because of former availability of larger selections of wood, though they also can have suffered the most damage and wear which can drive up the ultimate cost.

It depends on size, location and how old.  There are new homes that are twice as expensive as old houses.  There are old homes in neighborhoods that are worth 5 times the value of new homes in new subdivisions.

Keep in mind too, another factor is if in the neighborhood the house has no value, while the land is valued...meaning any house on it is a tear down for a new built house, regardless of the age or condition of the house.
