We are looking at a house with lots of trees that ...

we are looking at a house with lots of trees that has been empty for over a year. When we looked at it in Feb there was no smell of mold but now in July it is very heavy. There is no sign of water problems but we have high humidity here. Since the house is most often without air condition could this be the problem. If so can it be easily cleared? Our daughter has asthma.

I would say it wouldn't be a problem till you said your daughter had asthma.  It could be because it has been closed up for awhile and you might be able to air it out.  Even get a dehumidifier.  But whether or not the smell will go away completely I couldn't tell you.  Do what is best for your daughter

You should have a home inspection done to ensure that there is not major water damage in your home.. The mold can be growing silently behind the walls of the home.

Does the home have gutters?? Not cleaning the gutters will cause the leaves and branches to take over. The runoff will be unable to go down the gutter and will cause damage to your home.

Open all of the windows and let the home air out. Use air purifiers and many fans to help the air circulate.
