Two family in bayonne

I live in bayonne, new jersey. I own a two family home and iam considering converting it to a one family home. Most of the homes on my block are one families. Iam wondering how much this would cost me and if iam putting my initial investment of a two family home in jepordy. Were planning to refinance our loan in order to fund this project. Any body out there with some insight?????????
