I wouldn't call a theory in the classic manner but rather an essay about the outcomes of urbanism processes around the beginning of the 20th century.
If you want to stay longer at a certain place....people, organism and animals give the territory they want a STAIN. Call it a flag, an anthem, a skyscraper, a factory, a small blackberry, roses, fingerprint, footprint, painting, tattoo, banner of peace, chess or otherwise.
