Kristen, We used to live in Panama City Beach several years ago and bought a house on a rent to own since we didn't know how long we would be living there. My wife handled the whole deal while living in N.H. so you can utilize some great resources to find what you are looking for. We're also full time real estate investors and have a loan mod business so we've use these tools as well.
Put an ad out that defines what you are looking for- "Wanted- 3br home in Ft. Walton Beach, owner financing or rent to own" or something like this.
Run the ad in the classified section of "homes wanted" in the paper, Craigslist, and the local websites for the area. Also put the word out to Realtors since times are tight and they could be looking for you as well and work out compensation with the seller.
Also, keep in mind, there will probably be another 20-30% drop in values over the next year since the Alt-A and Option ARM's are going to default in addition to all the commercial properties that will go into default.
So, you are really in a great position to buy even if you are looking for owner financing. So, I wouldn't be hasty since there are and will be a lot of properties to choose from, so make sure values are solid and look at the local trends such as values, unemployment rates, new job creation, foreclosure rates, etc before you buy.
