Dear,
the mortgages are those wich you had attracted on your own (as per the question stated) hence any amount in your balance is likely to be discounted for the dues of yours as the first charge on your balance shall remain of the mortgage holder despite of the fact from what ever sources the funds are getting in.
So better to pay off the dues and live a hastle free time, more better you may negotiate with the mortgage holder on the quantum as you may be in a postion to square off in whole at one time.
