Mineral Right and gas drilling

I bought 102 acres of property in Preston County WV about 15 years ago.  Now gas companies are requesting to lease the property for natural gas exploration.  It seems that when we bought the property, it said that it did not come with the mineral rights.  Now, would the gas companies be approaching me if I did not own the gas rights.  An attorney told me that back years ago people up there in WV were selling rights, but they were just for coal, since they did not know about natural gas in the 1800's.  If anyone can help me please do.  Thanks

Look carefully at the lease, and check specifically for the mineral clause. It might be that it only refers to coal, and then you can sell the rights.

If you do not own the rights, who does?

That is what I am being told by an attorney that lives up there, and some locals.  That is what I am having a hard time finding out.  Do you know any other way other than paying a high cost to an attorney to do a deeper investigation? Thanks

If  we signed a  oil and gas mineral rights lease and  it was not notorized is it legaley binding ?
