I'm interested in:

Leaking around base...

I am renovating my bathroom, & put down new plywood over the old. The down-pipe flange is now level with the floor.  I purchased a new toilet & an extra-thick wax ring (with flange). After several wax ring purchases, I STILL can't get a good seal!! It keeps leaking around the base! Any ideas would save me from throwing the toilet out the window, and be greatly appreciated.

Go back to the hardware store.  You can buy a toilet flange replacement that slips into the drain pipe.  That will allow you to raise the flange to the proper height without risking leaks.

WinkHi, I would agree with Profitbob. However, I would make sure that the product that raises the flange does not restrict the pipe size. You want to keep the diameter as large as possible. So, a spacer to raise the flange height would be a better choice. IMHO, EricDaPlumber EricDaPlumber's Blog
