I have a 100+ yr. old home and it's only 800 sq ...

I have a 100+ yr. old home and it's only 800 sq. ft.  It needs major renovation (but not top of line).   I am not adding sq. footage.    I am obtaining a loan for 100k but would like to keep renovations close to 80k for the remodeling.   The house needs everything ... windows, roof, siding, ceilings, walls, floors, new kitchen, bathroom, bedrooms.    It it possible to hire a Design Builder (as I have no vision) and keep my costs down?   I'm banking on a hungry economy.

what state are you in...woodframe i take it...seems a reasonable take on remodel...perhaps in this economy you should be able to find a design bldr. at that price...i would be interested if it was near.

I live near O'Hare airport (Chicago N.W. suburbs).   House is stucco but I guess I want it sided too.   I really don't want to increase the size of my house ... I just want it to look like a country dollhouse when it's finished.  :)   a couple of the rooms need new flooring.   Kitchen does not have cabinets, but has a small pantry.  Plaster on wall near chimmney and ceiling need to be redone.   I hate plaster walls and want it dry-walled.    Ceilings are 12 ft. except on back porch which was an add-on.   I guess I can't combine the two rooms then?

 

Hello again...sorry to not get right back to you on this and sorry we are about 850 miles away or would love to give you estimate...have family in Indiana and will ask if they could recommend anyone with this expertise and at your price...let me chk it out for you.
